Client Objectives
With roots that go back to 1892, the non-profit Sierra Club appreciates buildings with classical architecture from the turn of the century. We had relocated them to 116 John Street seven years prior and now they asked us to seek out larger space to accommodate a staff that had doubled. As in most cases involving non-profit organizations, budget was a priority.
The Result
The search started in the Garment District where the rents were low and transportation was excellent. But after reviewing the Downtown tax incentives and comparing building amenities, remaining on Wall Street became the clear solution. While other landlords in the Wall Street area were competitive and reached out to the Sierra Club, we were able to convince their current landlord to offer expansion space at a below market rental providing that the Sierra Club took existing built space with cosmetic improvements. The Sierra Club was able to expand in their current property, minimizing disruptions to employees, for far less than any other landlord could offer as well as receive Downtown Tax Abatements & Incentives. It is another case where market knowledge and broker leverage assisted a tenant in reaching their objective.
