Client Objectives
LegalMatch was subleasing space when they were notified by the landlord that their sublandlord had defaulted on the lease and that they must vacate the space within 45 days. The firm had been a stellar subtenant for three years in the iconic 75 Ninth Avenue, “Chelsea Market”. They required immediate occupancy in built, turn-key space with a creative edge. Time was of the essence; should they not be able to meet the deadline and hold-over in the space, a penalty in the amount of three times their current rent would be enforced. LegalMatch was based out of California and their Director of Administration flew to New York to oversee the situation.
The Result
By working day-by-day with the Director of Administration, we were able to inspect 25 properties in the first week and commence negotiations on two properties by the second week. The property selected was 601 West 26th Street, “Starrett-Lehigh Building,” which offered an industrial design boasting soaring 14-foot ceilings, six-foot tall lead encased windows with western views of the Hudson River and polished concrete floors. The space was in turn-key condition and the relocation took place within two days of the deadline. LegalMatch had no out-of-pocket expenses for construction and avoided hold-over penalties at their former location.
